Today we welcomed CFAM on their first day as the Memorial Northwest Homeowner Association Management company. The board is pleased they have started and the migration is well underway. CFAM is a couple weeks away from being fully functional in the office as some records are still being transferred. The board would like to thank Inframark for their efforts to make the transition as simple as possible.
Please keep an eye out for the mail with their introduction letter. Please set up your portal access, the software used is the same as Inframark used so it should look very familiar.
We spent a considerable amount of time selecting CFAM as the next management company. Some of the key items that helped us make the decision are they are a smaller and more nimble company, they have vast experience, they understand our requirements and what the board wants to do. We are happy to see that AI systems to answer the phone are not being used, all the resources are local, the call center is local. We are also looking forward to their new approach to the Account Receivable process for overdue assessments. Their approach will move more of the collections process to the management company and less dependent on the association’s attorney. This should help to lower costs, improve collections and keep legal out of all but the more complicated issues.
Below is the letter you will be receiving or already have. Mine was in the mail today. This is interesting as it was mailed Friday. Previously we had 10 – 15 day delivery times for letters mailed from the management company. Already a great win.
Stop by and welcome them. They are going to be really busy over the next few weeks getting all the things we do under control.
Over the next few weeks, we will be working on deed restriction violations and making sure the letters sent are clear, compliant and not overreaching. Existing violations will be reviewed to make sure they fit the board guidelines and will be treated correctly. The board has been working on updated ACC Guidelines and new Maintenance guideline for many years. We hope to be able to incorporate the new guidelines with the new inspections and improve this historically complicated process.

Paying Your Assessments: Multiple payment options (credit card, eCheck, or set up recurring payments to prepay for the 2027 assessments – ask the onsite team for help) are available through the portal at www.MNWHOA.org.

Dallas, TX 75222-2154. Note: Account balances will be updated in the portal shortly. In the meantime, you can pay a past due amount to reconcile with the balance update.
