We are off to a good start receiving 1,604 (82%) assessment payments towards our budget for 2023. I want to thank each of you who have paid on time to help ensure the quality of life we together strive to achieve in our community. We are projecting this to be a great summer for our children with a much-needed break from the stressful past few years. Getting back to a new normal is paramount. What is the “new normal,” well, that is totally up to each of us to achieve together.
If you are able to work from home a few days a week, we may have more time to get out into our community and make a difference. Have you thought about 30 minutes at the fitness center during lunch time or if your schedule permits, put the comunity center on your daytime calendar between meetings? Let’s plan to get out more in 2023 and meet our neighbors.
The Board is committed to ensuring we preserve our property values and enhance the quality of life of all residents. This may only be achieved through cooperation with each other, especially in maintaining our property and providing the required funding to preserve our way of life. For those who may have forgotten to make your assessment payment, you may log into the portal to make payment online or simply drop off your payment by check at the community center. Don’t forget to get a receipt. Please include the required late fee of $50 and the 6% annual simple interest applied each month. For example, if you pay on April 1, the payment is $760 plus $50 late fee plus $3.80 each month; thus $817.60.
To assure the vast majority (82%) of us who contribute faithfully, we will continue to aggressively seek court judgements against the properties being neglected and seek foreclosure when necessary. We are committed to protecting what we have worked hard to achieve and to maintaining the high-quality standard of living we expect from each other. The Board is committed to serving each owner, achieving the mission of the Association.

From your backyard you are tired of seeing your neighbor’s property slowly deteriorating. Shingles are falling off the roof, gutters are failing, water damage apparent, rotten wood and failing paint, yet your neighbor does nothing. Even worse, why is the HOA not doing something? I should not have to do their job!
We all forget as owners we are the HOA, each of us responsible to each other through a covenant. We promise to take care of our property and not be a nuisance to each other. A letter is sent hoping the neighbor acts, but unfortunately the only way to compel an owner is through a court order. Like all civil lawsuits, this takes time, money, and witnesses.
To file a lawsuit, we must have evidence and credible witnesses. If the picture above is evidence: When was the picture taken? Who took the picture? Who is the witness of this neglect? Are the witnesses credible? What is the address of the picture? Is this picture evidence of neglect? Who is the owner? A jury of our peers or a judge requires the facts prior saying “guilty of neglect” and force an owner to fix it.
Without your help as a credible witness, this process takes much longer. Whether the witness is the management company, an Area Director, another board member or a neighbor, the complaint must be perfected and filed with the court. This process goes much faster when several neighbors are the witnesses, the evidence collected and certified.
The reality of an owner losing a lawsuit is the Texas Property Code allows recovery of legal expenses and may award punitive damages. This is money better spent investing in the neglected property versus fighting in court. The laws concerning neglect are stacked against those who are negligent. Several judgements have already been awarded and many more cases scheduled in 2023. This is serious business as one owner may be sentence to jail for contempt of court by not making the necessary court ordered repairs.
It is up to you whether or not you want to participate or not. If you care about our community, please make every effort to know your Area Director or visit our Property Manager at the Community Center. You may be the one who makes the difference in our community.
Illegal signs on traffic signage or the right-of-way.
Eleanor Naremore, a steward whereas no one has yet to achieve the highest level of volunteer care within our community.
We would see Eleanor walking the neighborhood taking down signs off of trafic signs and remove them planted in the right-of-way. She did this on her own before there was even the term “bandit sign.”
You too can be an advacate of care by removing illegal signs in our neighborhood. Any signs illegly attached to traffic signs or power poles are free to be removed. When it comes to signage in the right-of-way, it is helpful to understand how to read variety of maps (google, HCAD, etc.) to know the boundaries of the righ-of-way and personal property.
Feel free to help remove these signs that clutter our beuatiful neighborhood.
